A 16-bed house of multiple occupation (HMO) could become a complex of nine apartments, if plans submitted to the council are approved.
The application is for a property on Stretford Road in Old Trafford and has been submitted by Stretford House Developments Ltd.
It also includes accommodation for cycle and bin storage and landscaping.
A covering letter from planning specialist Paul Butler Associates says the building has been in use as a residence for 35 years.
“The retention of the building in residential use will enable the building to continue to meet the council’s housing land targets and housing needs,” it says.
“The site is in a highly sustainable and accessible location due to its proximity to a range of amenities, shops and other facilities in Old Trafford.”
It is also in the Old Trafford Priority Regeneration Area.
“Prior to submission a pre-application enquiry was lodged with Trafford Council and the principle of development was confirmed to be acceptable by the council,” the letter also says.
