A planning application for 57 new homes which was thrown out by a planning inspector two years ago is now being recommended for approval.
Plans for the properties on a partially derelict site in the Davyhulme area of Urmston go before Trafford’s planning committee on Thursday, May 9.
Eccleston Homes Ltd wants to build the properties on a large plot of land to the west of Barton Road – near to Davyhulme Circle.
The land was last used as a scrap/storage area and is currently home to a shed and warehousing along with brick buildings in a "state of some dereliction".
The application seeks to redevelop the site for a mix of houses and apartments near to Broadway Park and a "tree belt" to the north.
Eccleston Homes has previously made a similar application, but it was refused by planning officers under delegated powers in 2022.
A subsequent appeal to Planning Inspectorate was later dismissed, but since February last year, planning officers have been working with the developer and its newly appointed planning, architectural and landscape team to address previous concerns over the design of the homes.
The proposed residential units would include 38 houses – terraces, semi-detached, detached and townhouse-style – and 19 apartments with a selection of up to four bedrooms.
Some 14 of the units, four houses and 10 apartments, would be affordable with the rest intended for sale on the open market.
If approved, all existing buildings, including the residential Brook House and Willow Bank would be demolished.
Vehicle access will be from Barton Road. There would be an internal road network to remain in private ownership and not offered to the council for adoption.
A report to the committee says eight objections have been raised against the scheme.
One says that the development should incorporate an active travel connection onto Broadway and to the site of the former Shawe Lodge.
“This adjacent site should be safeguarded as part of the establishment of a new route to enable people to walk and cycle between Davyhulme Circle and Broadway while avoiding Barton Road,” they say.
Another objector says that Barton Road will "never be viable" for active travel because of the amount of traffic it accommodates and its restricted width.
“The proposed cycle paths would not be useful for commuting, only for leisure purposes,” one objector adds.
Meanwhile, another says: “The applicant has underestimated the amount of traffic that would be generated by the new homes.
"Existing roads are already congested and the proposed development would make matters worse.”
There area also fears that the proposed apartment block would block light to both Bent Terrace and Brook Terrace, where gardens would also be overlooked.
However, the planning officers’ report says the site "represents a suitable location for new housing".
“The ability of this proposal to contribute to Trafford’s latest housing requirement and provide much-needed accommodation for the borough weighs heavily in its favour,” it says.
The application has been recommended for approval.
